The circle rates in the city are determined as per road widths in the locality. If revised, the new taxation rate will range from Rs 3.5 per sq ft to Rs 4 per sq ft, up from the existing Rs 1.61 per sq ft to Rs 2.45 per sq ft.
As part of the plan, in the first phase, the civic body will target over 20,000 major property tax defaulters with dues over Rs 25,000.
Comparatively, between April 2022 and the first week of January 2023, the Palike had collected nearly Rs 2,749 crore, while the amount for the whole of the last fiscal stood at Rs 3,155 crore.
A footnote in the bill cited the Court had held three rules of the Capital Valuation rules as invalid and also stated that the bills were being issued as a security/adhoc basis and that the civic body reserved the right to reassess the properties with retrospective effect and collect tax accordingly after announcement of a revised policy on assessment.
Officials said the civic body recently sent 505 notices to defaulters to pay up their dues, but most of them claimed there were discrepancies in the data.
"We approach the next financial year towards making NDMC an aspirational city and global benchmark befitting its status as the national capital of ‘Viksit Bharat’,” said council chairman Amit Yadav.
Civic officials said property tax was PMC's biggest income source. The administration generated around Rs2,000 crore annually from the levy. The decision to not increase property tax would give relief to owners of around 11.3 lakh properties.
Allowing the petition filed by M/s BM Habitat, Justice Suraj Govindaraj directed Mysuru City Corporation to receive property tax vis-a-vis the petitioner’s multiplex building on Vinobhanagar Road, Jayalakshmipuram, from April 25, 2011, the date when the occupancy certificate came to be issued.
The Municipal Corporation of Delhi (MCD) also plans to increase the collection from property tax in the coming years and is awaiting approval for the implementation of professional tax.
“MCD will not collect property tax from any rural residential areas in Delhi from now on. During the 15 years of BJP’s administration in MCD, people were greatly troubled by notices for property tax being sent," said mayor Shelly Oberoi.
